FAQS GUTTER CLEANING
when you clean the gutters do you clean the facia & soffits ?
A full proper Gutter Clean will always include your Gutters inside & out plus Facia & Soffits & the Downpipes & Apexes.

I only want my gutters emptied. Do you offer this service  ?
We no longer offer empty only gutter cleans, as failure to clean all external aspects of the gutters, causes leaks, breakages & blockages, it also rots the rubber seals that hold the joints together.  We used to offer that service but started to see issues with its viability long term. A lot of other cleaners offer that service without really understanding the damage that it can cause.

Can you repair my leaky gutters ?
I only do repairs from my scaffold tower these days, as you need two hands free to work on a repair like that & that is just too dangerous from a ladder. So yes I can, but only from my scaffold tower, or you can have it done during the course of a roof clean.

My gutters keep getting full every year and moss keeps dropping on the floor. How can I solve this ?
Gutters that are full constantly every year require a roof clean, see below...      

I recently had my roof cleaned but the gutters now need cleaning. Can you help ?
Yes I can, but if your roof was cleaned by another company & the gutters were left full, the volume left behind will be at least two to three vacs worth of dirt, not to mention the clean up of mess on the floor, this all should have been done during the roof clean.
I do charge a little more than the standard rate, to put right what another "roof cleaner" should have done as part of that roof clean.
I find that some roof cleaners think they can make their prices cheaper by splitting the gutter clean up from the roof clean, it might be cheaper for the customer, but it's only half the job completed & is not the proper way to do a roof clean.
We now check all roofs for signs of cleaning, so that we are not over encumbered with a half done clean up..

When we clean roofs the gutters will always be emptied & the mess cleaned up, it might cost more, but it's the done thing to do, on such a large cleaning project.

What is a Roof Clean ?
A roof clean is an extended gutter clean but has evolved over the years to include the whole property
I own & use a scaffold tower for roof cleaning combined with a choice of scraping & biocide, or low pressure washing & biocide. We remove all the moss & mess that over time falls down from the roof into your gutters & clean the gutters windows & floors of any mess that might arise from the clean.
Roof Wand Ground Based Roof Cleaning
A Roof Wand Clean from the safety of the ground using the latest custom built equipment is now available, this avoids the need for the scaffold tower in most cases, although if you still want the scaffold tower clean we still do offer it..
This Clean can be Carried out in all weathers except snow or ice, the tower scaffold needs at least favourable weather conditions & has wind speed restrictions, The Roof Wand suffers no such downtime
the benefits of the Roof Wand are faster job completion times, a slightly lower price point, & a safer clean for your tiles, with the extended soft cushion cuffs there is no chance of any breakages, so any & all potential damage is guaranteed to be pre-existing & is going to be down to the disrepair of the roof & not the cleaning it's self...
As is the case with all roof cleans tower or otherwise, it's just that the cuffs & ground operation offer that extra level of protection not afforded to tower led cleans of the past, which largely also uncover pre-existing damage caused by an overload of moss or the roof tiles age, typically 30- 40 years or more.
if I feel your roof is too old to be cleaned I will instruct you & direct you to seek known high quality roofers to get a replacement over a clean, I am not about cleaning broken tiles and causing a mess or extra cost & would rather turn down a clean on a roof that can not be saved by cleaning..
How do I book a roof clean ?
This service is a book in advance service you can do this by text call or email, a deposit is required to secure materials & a booking slot the deposit once paid is non refundable, but does allow for limited rebooking to account for life dramas beyond your control, Remember I am only one person for now, prices are based on size of property.

You will get a full Roof Clean & Biocide, Plus a gutter clear out & clean as standard along with any & all clean up needed, set prices are available for a top to bottom clean of your entire property based on its size & a site visit.

How long does a roof clean take ?
Some of these cleans can take a day or up to a week to complete, so bear that in mind, it is best to book well in advance, as there are only so many workable weeks in the year..  I don't rush these jobs due to the working at height factor.

Are there any risks  ?
Yes, some roofs are so old, that the only thing holding the tiles together will be the moss & dirt, you're roof may lose a few tiles as that dirt is removed, I will not be able to replace them, I am a cleaning service only & you will be given an invoice stating such when we take the deposit to secure you're clean, however i will point you in the direction of trusted roofers, who will be able to replace you're tiles at you're cost.  So a roof clean is at your own risk.

I have been told that pressure washing will damage my roof tiles by stripping the coating off them. Is this true ?
In short No, unless your roof is painted then this is a myth perpetuated by roofers who are worried about losing business in terms of full roof replacements, also if there are people painting roofs as i have heard, then i seriously question this as viable, because painting tiles will trap moisture causing damp & condensation. Cleaning your roof extends its life span by up to ten years, I use low pressure to do this so no potential coating could even come off, add biocide to this after the clean & you are good for many years to come.  

Frequently asked questions by customers for window cleaning
Does the pole thingy leave spotty marks on the glass with the water ?
Spotty marks are caused by three problems only, either your window frames were not being cleaned properly with a first clean using TFR chemicals, or the cleaners' water purification filters & or resin is out of date & needs changing. or you live on a main road  & carbon soot from the road can cause spots in rare cases

What area do you cover ?
I cover the West Midlands & I am happy to travel anywhere in the UK, travel over five miles will incur a 45p per mile charge, to & from the location requested, to cover travel costs up & down the country.

What is a hard access window clean ?
A hard access window clean, is one that is hard to reach, because of a side or back of property extension, that is either too long or too high to reach using a standard cleaning pole, it may require the use of a portable scaffold tower or pressure washer pole to reach. We also offer hard access Highrise cleaning for businesses that are third story & above using a 70ft window cleaning pole, for obvious reasons these cleans are more expensive to deal with and require extra time and materials.   

Why do you charge more than the other window cleaners ?
There are a few reasons for this. I am fully insured, with 18 years time served experience, most window cleaners go out of business within six months, so with me you're getting my years of experience & reliable methods... Also chemicals to clean, & other disposables like, filters, resin, fuel all factor into a fully costed service, i also spend longer cleaning to provide quality over quantity.

Why don't you use ladders ?
I  used to work off ladders many years ago, but I find that after an hour or so moving from house to house up & down a ladder you start getting very worn out & that can lead to accidents, pole fed cleaning when combined with chemicals has also given me results in cleaning that can not be matched by any ladder & squeegee.. But for some reason not everyone is ready to let go of the past with "old fashioned" cleaning.

Can you come & give me a quote ? 

Yes i can but the prices on the website are fixed so you will pay the price you see here, you can also phone up to get a price for most things we offer & that is free by phone, i don't like the feeling of hiding behind quotes, it feels somehow dishonest, so quotes are only really done for large jobs or projects like driveway cleans, Pressure washing & roof cleans, some prices remain off the website to prevent undercutting by competitors.

Quotes done over the phone & using google will be free always, but if i am required to do a site visit, i may charge £10 to cover fuel usage for visits over five miles.

Do you do one off cleaning ?

Yes I do but I charge more for a one off clean, because I need to cover the difference of the absence of a regular monthly income.

Reclean  Guarantee

If you are not completely satisfied with the outcome of your window clean for any reason within three days after the clean, you have the right to ask for a re-clean free of extra charge.  meaning we will return for free to reclean your windows asap.

What is your monthly service like ?

Monthly cleans are an assumed 12 month contract, your first clean will be £40 & your monthly will be £25, you are required to stay for a minimum of 12 months without breaks or skipping months of cleaning to gain the £40 first clean, failure to stick to this, will require us to ask you to pay the difference between a one off & monthly clean, that will be a one off fee of £15 upon any cancellation of 12 months services within that time.
This applies to each 12 months as they rollover 

This is designed to prevent bad actors from taking advantage of our services by taking the first clean @ £40 instead of a one off @ £55 , but having no intention to abide by the 12 month term, unfortunately it is rather common for some customers to try that, so we must protect our assets & time.

So if you intend to only have one clean, we ask you please be honest about this & pay the one off fee of £55 for a one off clean. 

I may see fit to discount a first clean for elderly customers over 70, provided they stay for 12 months.

One off window cleans

One off window cleans are a full chemical clean of all your windows, doors, frames, sills & glass. front to back & all the way around your property. They start at £55 & are based on the size of your property or premises.

You will need to pay in advance for this clean as bookings are limited..      

What other services do you offer ?     

I offer Gutter Cleaning inside & out. Pressure washing of driveways, patios, decking, roofs, conservatories

Facades (the walls of your house) sealing driveways & cleaning normal brick walls or any hard surface. I also cut grass & hedges from March to November.

Do you provide cleaning services for landlords

Yes, unless otherwise stated all prices for landlord service will be charged at fixed rates based on the size of property & material costs, you must disclose your status as a landlord, work for landlords is often heavier & more time consuming, due to either tenant neglect or landlord neglect..

As such the proper commercial rates will need to be paid for the time materials & to maintain the quality level I aspire to.

FAQ'S DRIVEWAY CLEANS/PRESSURE WASHING

What is the Driveway Rescue Service  ?

It has been a trend during  2024  that a lot of cheap cowboys are going around offering water only cleans with underpowered machines. I have been asked to do several quotes to repair damage done by incorrect cleaning..

The cowboys concerned mostly turn up in 4x4's or cars with a cheap machine, that can not penetrate to the correct depth to do the clean properly, they don't use proper chemicals, they do not use sand, leading to serious problems & subsidence in the blocks (wobbly blocks) uneven surfaces.. As such I operate a short notice rescue service for those who have been the victim of a cowboy, but be warned the charge for a correction is considerably higher.    

Do I need to pay a deposit ?

For services of £200, Yes you may need to pay a deposit of £100+ to secure your booking & pay for materials like sand, biocide & SH & Sealers.. Paying a deposit also proves you can afford the service you have asked for, as a benefit of paying the deposit, although not refundable, you will be able to rebook your appointment for up to one month to allow for any unexpected life dramas.  This is now standing policy designed to prevent income loss & wasted materials & assist customers in deciding if they can realistically afford the service requested.  

I am worried about weeds regrowing on my driveway, can you help with this ?

yes a good biocide, a product that works over time can take care of biological growth over a 12 month period, also a good pre treatment with either biocide or weed killer is recommended before any pressure washing of your driveway.

Weeds are unfortunately a fact of life, they will regrow in time, how long that takes is down to how often you have them treated with the products described above & the build of your driveway.  Additionally sealing your driveway or surface will add years to your weed free requirements..     

How long does a driveway clean take   ?       

A proper professional clean of a driveway can take anywhere from three to eight hours to do a full clean, chemical treatment plus re-sanding... Sealing a driveway adds additional cost & time & will require an extra day, size is the determining factor on how long a driveway clean can last, but in general a good driveway cleaner can do the clean & re-sanding & sealing inside of one or two days.

Do i have to have sand in my block paving ?

There are many different options for different builds of driveway, some use sand others use  6mm grit one thing is universally true, if your driveway has sand in when it is built, then you will require sand after the clean, this is to stabilise the blocks & replace what was washed out, failure to re-sand will damage your block paving.  Unfortunately re-sanding is not optional..

There is only one exception to this rule & that is a cobblestone driveway laid on a concrete base, these are rare but can easily be mistaken for a block paving or a permeable driveway. 

I have encountered a few customers who are under the misguided impression that they can ask me not to re-sand to reduce the price of our services. This is not an option for me, so please don't ask me to do that, i only do proper full cleans, as to do otherwise would cause damage to your driveway, creating legal liability issues & thus damage my reputation.

I would also caution any customer to avoid any company who does not offer chemical treatments & re-sanding as standard.  To do otherwise will cause damage to your driveway or surface... 

Driveway & Surface Sealing

Driveway Sealing is often overlooked by customers as a way to provide 2-5 years weed free protection for you're Driveway this is obviously more expensive & will require a visit & quote for larger driveways as the area will need to be measured to get an accurate price for materials needed, plus labour time & costs. It's not mandatory to have your driveway sealed but it is advised for its basic maintenance.

Again the build of your driveway will determine how long your drive will last.

If your driveway is already in bad repair, you will be told to have it repaired before having a sealing done, in this case yearly cleaning is the better option for you.

Imprinted driveways & re-coloring are considerably more expensive & while I am happy to do a quick light clean for these, you must be aware that with each clean, more so with older builds of the imprint, there is a risk that the color will fade with the clean, newer ones are easier to clean and if cleaned regularly may never need a recolouring at all, as long you take a basic reseal once every 2-5 years.             

How often do i need to clean my driveway or patio ?

This is an open question with many different opinions. Some driveways & patios last longer between cleans than others but the longer you leave it, the more it will cost to clean. I advise one clean per year, by a professional cleaner.

If you want your drive to last longer than 12 months & be weed free for longer, then you will need to invest the extra to seal it.

Disputes resolution/ payment failures /terms & conditions

First and foremost I always attend every clean on the date & time specified, unless otherwise advised via text on the morning of the clean. I will not tolerate any attempts at non-payment or dispute where the customer makes bogus claims of this, as such if you are on 12 months services, you will indeed get a full 12 months of cleaning.

Even if i have to rebook the day, if a rebook is not available due to work load, or you refuse an offered rebook date,I will have no other choice but to stick to the original date, if access is not available on that date I will clean what is accessable & leave when complete, the normal monthly charge will still apply, so if access is an issue, you are advised to provide us with a gate key if needed.

One off window cleans will require payment in advance.

Refusal to pay your bill based on these made up allegations, will result in immediate county court claim.  As when you don't pay, I don't get paid, so I chase those who think they can take advantage of that.

It is not in my nature or interest, to not attend any cleans, to suggest such is a dishonest attempt to leave my services without paying what you owe, instead of settling up & being honest..

The burden of proof is upon you to make sure we have all the correct contact details like address & telephone number.  

if you change numbers, we will log each number under the same address, this could lead to messages & reminders being sent to the wrong number, so if in doubt give me a call.

If you wish to cancel before 12 months have elapsed you will need to pay a £15 cancellation fee. 

From time to time we all fall on hard times, money becomes tight & life dramas occur. We are very flexible & fair with payment, you should contact me by text or phone, if you think you are going to have a problem paying.

We expect payment on completion for all work we do, but monthly services are to be made by the 25th of each month with a five day grace period to the 30th to account for banking transfer times.

unless notified beforehand of a different date, due to your pay schedules, we will expect payment to be made no later than the 30th, or the last day of each month.

After 5 days of non-payment or no contact from you, we will send an invoice by text or by recorded delivery with instructions to make payment. 

After 10 days of non payment or no contact, we will make an application to the county court to recover the balance owed, we will also ask the court that you pay our court fees of £35 per application plus costs to include all invoices sent in paper form by royal mail which is normally roughly £10 per letter.

All one off jobs will be invoiced as due on receipt/ completion of works carried out, payment must be made within 24hours.
